What is the actual price of property insurance in Costa Rica?
About USD $200 per year for every $100,000 of insured value, including the structure and civil liability. A collective policy brings that to roughly USD $180 per $100,000. These are working figures used to budget; the final premium depends on construction, location and deductible.
How is the insured value calculated?
On reconstruction cost: what it would take to rebuild the structure today, in colones or dollars, at current material and labour prices. Land is excluded because land does not burn or collapse. This is why the insured value is often well below the price you paid for the property.
What makes the premium go up or down?
Construction type (reinforced concrete rates better than wood), distance to the ocean, flood exposure, roof condition, the catastrophe deductible you accept, and whether contents, pool equipment or loss of income are scheduled. Group placement through a collective policy is the single easiest way to lower the rate.
When do I pay?
Payment is not processed until the policy is formally issued. You are not asked for money to hold a quote. If an inspection is required, it happens before issuance, and the premium is charged once the carrier confirms the policy is in force.
Is the cheapest policy the right one?
Not usually. Two quotes at the same premium can differ sharply in catastrophe deductible, liability limit and whether pool equipment or rental income is scheduled. Comparing the exclusion list matters more than comparing the price line, particularly for coastal and rental properties.
